Jackson Heights is the most underrated neighborhood in New York City. The food scene alone is worth the move: some of the best Indian, Bangladeshi, Colombian, Mexican, and Tibetan food in the entire city within a few blocks.
The transit is exceptional. The 7, E, F, M, and R trains all stop here. You can get to Midtown in 30-35 minutes. Grand Central is 30 minutes on the 7.
The apartments are mostly pre-war buildings with real square footage. A 1BR in Jackson Heights often has a separate dining room, original hardwood floors, and actual closet space, things that cost $1,000 more per month in Brooklyn.
2. Sunnyside, Queens
Average 1BR rent: $2,000 - $2,500
Sunnyside sits between Astoria and Woodside on the 7 train. It is 25-30 minutes to Midtown, has a mix of Irish, Korean, and Romanian communities, excellent local bars and restaurants, and some of the best value pre-war apartments in the city.
Sunnyside Gardens, a historic planned community in the neighborhood, has beautiful attached houses and garden apartments at rents that would be impossible anywhere else in the city.
The neighborhood has been slowly changing but has not crossed into overpriced territory yet. Now is a good time.
3. Crown Heights, Brooklyn
Average 1BR rent: $2,300 - $2,800
Crown Heights gives you Brooklyn, the real Brooklyn, not the Instagram version, at prices still below the most hyped neighborhoods.
The 2, 3, 4, and 5 trains run through Crown Heights giving you some of the best subway access in Brooklyn. You can get to Manhattan in 25-35 minutes.
The neighborhood has excellent Caribbean food, a strong arts community, and large pre-war apartments with high ceilings. The Eastern Parkway corridor is genuinely beautiful.
It is more affordable than Williamsburg, Park Slope, or Carroll Gardens while offering comparable or better transit access.
4. Washington Heights, Manhattan
Average 1BR rent: $2,200 - $2,700
Washington Heights is the best-kept secret in Manhattan. It is still Manhattan, with all the Manhattan benefits, but priced like an outer borough neighborhood.
The 1, A, and C trains run through it. You can get to Midtown in 25-35 minutes. The neighborhood sits above the Hudson with views that would cost $5,000 a month ten blocks south.
Inwood Hill Park and Fort Tryon Park are two of the best parks in the entire city. The Dominican community here is strong and the food is excellent.
5. Bay Ridge, Brooklyn
Average 1BR rent: $2,000 - $2,600
Bay Ridge is 45-55 minutes on the R train from Midtown but delivers a quality of life that is hard to find at these prices anywhere in the city.
The apartments are large by NYC standards. The neighborhood is quiet with a genuine community feel. The Narrows waterfront is beautiful. The restaurant scene, heavily Italian and Middle Eastern, is excellent and well-priced.
Bay Ridge works best for people who work remotely, work in Downtown Brooklyn, or do not need to commute to Midtown every day.
